Going Into Detail of 3D Renderings for World-Class Riverside Wharf Project in Miami: Case Study

Keeping up with the rapid development in Miami, the Riverside Wharf, located on the river near downtown Miami, will be a hospitality-driven entertainment complex and is scheduled to open to the public in 2025. It will be the home of the Dream Hotel, a 165-room luxury hotel and the first one along the Miami River.

Eleazar, Design Coordinator from C* Architects, talked with us about this exciting project in the middle of 2021. C* Architects is one of AIMIR’s partners, and has been working with us since 2018. They are in charge of this huge project. A series of 3D renderings were needed for reporting to the city. AIMIR is excited to bring to fruition the dream and vision Miami has had for its waterfront entertainment district by creating the photorealistic unbuilt Riverside Wharf renderings.

Briefing

 

As AIMIR’s partner, Eleazar is an expert in briefing. In May 2021, he directly shared a Dropbox link consisting of:

  • Architecture CAD drawings;
  • Landscape CAD drawings;
  • Hand sketch landscape plans of the two rooftops;
  • Architectural elevation drawings.

Phase One: Initial Design

 

Because the schedule was very tight (2 views in 5 days), we started production straightaway. With the materials at hand, we created these two renderings in 5 days, to meet Eleazar’s reporting date.

From model to rendering: 5 days

 

Phase Two: Modified Plan

 

The presentation went smoothly. However, the design was changed a months later, right after the previous images were created. AIMIR has a complete system on design change during production. Please read more on here: Four Typical Scenarios Concerning Extra Charge during the Rendering Process.

On top of the revised model, additional three views were added. That added up to 5 camera angles in total:

Before we could move to rendering stage, Eleazer emailed us saying the model needed modification again to follow the city’s requirement. The project had to be suspended. The final model would be handed to us in a month or so. This left us no choice but to wait.

A huge mixed-use development can be a challenge to any architect, and C* Architects is not the exception. As a professional architectural visualization studio, AIMIR is fully aware of the nature of design. We completely coordinate with any possible situation.

 

Phase Three: Final Plan

 

In the beginning of November, the final model was received. This time, there was not much hesitation on the model. Thus, our 3D specialists focused on adding the renderings stories. Here, you can see the carefulness, discretion and patience when dealing with details that tell the story of the image.

C* Architects always have ultimate requirement on details. This project is no exception. Since there were loads of information to be shared, we selected a couple of them to present AIMIR’s craftsmanship on making details perfect.

 

Customized Logos and Signs

Signs was not an issue in the beginning. But after the project was officially named in the third phase, the signs and logos were needed to be at the right place. Various photos and files were provided for an accurate sign modeling and placement.

Some final results

 

The Umbrellas

After the final delivery, Eleazar realized a tiny detail on the umbrellas on the ground floor. Because we used red umbrellas for all outdoor seating. In order to make the scene more vivid, Eleazar came up with the idea of updating part of the umbrellas from red to blue and white stripped.

Our 3D artists immediately built the model for this umbrella and changed them straight away.

The Mood for a Particular Area

Since it is a project with hotels, clubs and commercial, the mood for the images would be quite mixed. Thus, consistency of the image is crucial.

A good 3D rendering is that you can zoom in anywhere and find it telling the story of that area.

The Final Delivery

 

We are glad to hear both the team and client were satisfied with the result and the reporting went completely smoothly. The project is projected to break ground in 2022 and is scheduled to open to the public in 2025.

Architecture Design and Engineering for Blueway along the Trunk Stream of Guanlan River in Shenzhen, China

Background:

Engineering task & construction content: The Blueway along the main stream of Guanlan River starts from the East Ring 1st Road in the south and ends at the detention tank at estuary in the north, with total length 14.2km, excludes the 1.3km-long pilot section of Guanlan River which has been constructed ( Huanguan South Road -Renmin Road ). The total length of this project is 12.9km-long, the total study scope covers an area of about 792 hectares and the total rough estimate of investment is CNY 2,222,109,000.

The main construction nods contents of the core area include: Reconstruction of mid-channel oasis,transformation of Guanlan Water Treatment Plant. Besides, the Sandbank Landscape park, Guanlan Wetland Park and Longhua Water Treatment Plant, Guihua bridge-belt-form green landscape, Gulan Health and Leisure Landscape node, reconstruction of Waterfront Landscape in Gonghe residential area, Longhua Sports Landscape node, etc., and improvement and upgrading of hydraulic facilities, etc are also included. The expansion area mainly consists of :Guanlan Ancient Ruins, Guanlan Century Square, etc., beautification and upgrade of the municipal bridges and roads, etc.

Work Content

Content of bid invitation: may include but is not limited to: 1. Conceptual schematic design; 2. Scheme design, requires the approval of the relevant authorities; 3. Preliminary design requires the approval of the relevant authorities; 4. Construction drawing design, (including the detailed design of professional subcontract) requires reviews of the relevant departments; 5. Compilation of as-built drawing requires reviews of the relevant departments; 6. Bill of quantities, the technical part of the bidding document, and bidding drawings required for construction and equipment bid; 7. Send a design team to the construction site to provide technical services for the engineering construction, and fulfill their duties and obligations for the project quality and safety in accordance with the national rules and regulations; 8. The design extended services: including but not limited to participating in joint trail operation, regular project visits, and award declaration and cooperation; 9. Assist in the approval and application for construction, provide complete application materials, and assist in the project review, approval, audit, and filing with relevant competent departments and units; 10. Collect and purchase third-party materials related to the design of the project; 11. Undertake the review meeting of the design results at each stage, and bear the expenses incurred. Registration Requirements

Qualification requirements:

1、Qualification requirements for the bidder:

The bidder shall have:

(1) Professional Class A and above qualification for landscape architecture engineering design.

(2) Professional Class A and above qualification for water conservancy industry (urban flood control or channel improvement).

(3) Professional Class A and above qualification for construction industry (construction engineering).

2、The consortium bid is accepted for this project and overseas design institutions are allowed to participate in the bidding. The consortium shall consist of no more than three (3) organizations. The leading unit of consortium shall have the Professional Class A and above qualification for landscape architecture engineering design.

3、Qualification requirements for project leader: Have the title of senior engineer and above. As for the consortium’s bid, the project leader shall be appointed by the leading unit of the consortium.

Proposed determination method: Straight voting

Prizes

Limited price of this contract construction CNY 70,609,000.

Compensation:

Design service time: From the date of signing the contract to the completion of final acceptance, and audit of settlement and returns.

Others:

1、Conceptual scheme design:

(1)The Designer shall propose 3 conceptual schemes of international level to the tenderer for review within 60 days upon bid winning. See Attachment IV for the projects of Mill River Park and Greenway/Madrid Riverside Landscape/Chicago Riverwalk/Connection of Both Banks of Huangpu River in Shanghai for reference. The 3 schemes must be provided by 3 different teams (overseas designers allowed to join), and the Designer, if being a consortium, shall be deemed as a team.

(2)If all the schemes fail to satisfy the tenderer, the tenderer shall not pay for the schemes and be entitled to deducting 50% of the engineering design fee as liquidated damages and organize an international competition for conceptual schemes.

2、The Tenderer shall have the right to reject the submission of the bidding applicant if the bidder is in the period of rejecting the bid due to his/her bad behavior recorded by the Shenzhen Water Authority prior to the bid closing (subject to the search results at http://swj.sz.gov.cn/xxgk/xmxxgk/pgt/).
