Project Background

 

Education concerns the interests of the State and the Party. The report of the 20th National Congress of the Communist Party of China puts “implementing the strategy of rejuvenating the country through science and education and strengthening the support of talents for modernization” in a more important position, highlighting the basic, leading, and overall status and role of education in the new era. The Bao’an District Party Committee and Government always adhere to the “first strategy” of giving priority to the development of education, and spare no effort to provide education that satisfies the people, providing strong support for the realization of “good nursing for kids, good education for students” and assistance for urban development, further strengthening citizens’ sense of gain and happiness for high-quality and balanced education, and further improving the influence and demonstration of Bao’an Education.

The new construction project of Yanchuan 9-year school in Yanluo Subdistrict is located in Yanluo, Bao’an. At present, the planning of Yanluo Subdistrict clearly proposes to build Yanluo into a “Bay Area Core City” that “faces the world, leads the future, and demonstrates nationwide”. In the future, Yanluo Subdistrict will become an international demonstration urban area with excellent space quality, complete supporting facilities and high level of international services. With the goal of “making education become the core competitiveness of Bao’an District”, Bao’an District Government implements the “14th Five-Year Plan” for the development of education in Bao’an District as the direction, and fully promotes the construction of educational facilities in the Yanluo Subdistrict.

The project hopes to select the best among the excellent school design schemes through open and fair design bidding, which can not only implement the educational development concept of Bao’an District, but also integrate and coexist with the surrounding urban environment and face the future. After the project is completed and put into use in the future, it will help to further improve the basic education facilities in Bao’an District, alleviate the pressure on school admission quotas in the district, and lay a foundation for talent cultivation and social development.

The project is located in Yanluo Subdistrict, Bao’an District, Shenzhen City, Guangdong Province. Yanluo Subdistrict is one of the ten Subdistricts under the jurisdiction of Bao’an District, and it is the core area of Guangdong-Hong Kong-Macao Greater Bay Area. It is adjacent to Chang’an Town, Dongguan City in the northwest, Gongming Subdistrict, Guangming District in the east, and Songgang Subdistrict in the south.

Yanluo Subdistrict Yanchuan 9-year school has a proposed total land area of 16,443.2 square meters and a total construction area of 41,522 square meters, with a school scale of 36 classes and 1680 students. Major programs include: ①Mandatory School Buildings (including Teaching and auxiliary rooms, office rooms, living service rooms); ② Optional School Buildings (including basketball characteristic classroom, corridor with roof, open floor, underground garage, and equipment rooms, etc.) ③ Teaching Staff Dormitory; ④ Synchronized Construction Works for Out-door Ancillary Facilities, etc

 

Tender Content

 

The scope of tender for this Project include but not limited to : scheme design, initial design and budget estimation preparation, green building design consultation, prefabricated building design, sponge city design, utilization of construction wastes and recycled materials, water and soil conservation scheme design, assisting in estimation for preparing feasibility study, design for building information modeling (BIM), construction drawing design, as-built drawing preparation, information collection, construction application and approval assistance, and relevant design services such as on-site construction cooperation. Must take the responsibilities for repeated modification works raised due to failed in acquiring the approval from the owner or government authorities, and other relevant works instructed by the employer.

The project is funded by 100% government investment.

 

Tender Process

 

The project adopts open tendering (prequalified tendering), including Stage 1 Prequalification, Stage 2 Design Competition and Stage 3 Final Evaluation. The conceptual proposal in the first stage of prequalification and the bidding scheme designing the second stage of scheme bidding shall be in the form of sealed bid.

 

Application Requirements

 

  • The bidder applicant must be an independent legal person or partnership or other organization
  • Applicants must be class-A qualification/certificate in Chinese architecture design and construction industry (Construction Engineering).
  • Project leader is required to be Grade One registered architect in China. For consortium, project leader must be staff from the leading member.
  • This project accepts consortium bidding, and the bidding partners in the consortium must meet the following requirements:
  1. If bidding by a consortium, the leading member must be class-A qualification/certificate or above in architecture design and construction industry (Construction Engineering).
  2. One consortium shall include no more than 2 members (including the leading member).
  3. Members of the consortium may not register individually or as part of another consortium.
  4. The consortium partners must sign a Consortium Agreement and clarify the head unit, division of labor between the two parties in each design stage, and design cost allocation ratio, distribution method, and other aspects.
  • Individual or teams of individuals will not be accepted.

 

Design Fee & Compensation

 

  • The fixed lump sum shall be CNY 8.066 million (about US$1,158,300) (tentative price for design cost).
  • The project offers compensation. The compensation standard is set as follows: No compensation for bid winner who will be issued with contract; CNY 150,000 (about US$21,540) for the bidders ranked No. 2 and 3 who entered the final evaluation stage but not the bid winner; CNY 80,000 (about US$11,480) for the bidders ranked No. 4, 5, 6 and 7 who confirmed as the formal bidders but failed to the final evaluation stage; and no compensation for the rests. The total compensation of CNY 620,000 (about US$89,000) (tax inclusive) shall be paid to unsuccessful bidders by the tenderee.

Interior Renderings Process for Z Residence in Tokyo, Japan: Case Study

Z Residence is a luxury house in Tokyo, Japan. 2 kilometers from the Tokyo Tower, this three-story property is nestled next to the Arisugawa-no-miya Memorial Park. Tomo from SAAD is one of our friends in Japan, this time, he requested our 3D team to create 10 renders to show the majestic interior design.

 

Interior Rendering Process for Z Residence

 

#Stage 1: Briefing

 

As we mentioned millions of times, a good 3D rendering brief can be the accelerator of a project. To help the 3D team work fast and efficiently, we will take this project as a good example of how to provide a 3D rendering brief. Tomo, as we collaborated many times since 2016, is the expert in briefing. Here is the clear, concise brief with accurate and detailed information:

  • A Rhino model. A basic model that has the spaces created. It needs further refinement.
  • The elevations. Since it is an interior project, we don’t actually need information of the exterior design. However, understanding the whole picture is necessary to creating accurate interior images.
  • Floorplans and Views. Tomo kindly marked the camera angles, aka the views, in the floor plans. We’ve got all floorplans for three floors, the basement, and the roof. In total, we needed to create 10 images, which are: one entry, two pool, four master room and ensuite, one kitchen, one living room, and one dining room.
  • Material board. This material board outlines various materials as well as names and textures of different parts of the building, both exterior and interior.
  • Furniture layout. Because the model has no furniture for most of the rooms, this file marks details of furniture including location, design, brand (if available), color, and reference images.
  • Landscape plan. Since some of the views include outdoor scenes especially the garden, we’ve received the landscape plan for the garden. In this plan, the plantations are listed clearly with reference images.

After studying these files, our 3D modeler started to create the 3D models for this interior space.

 

#Stage 2: 3D Modeling

 

At AIMIR, we use 3ds Max to create 3D models for most of the times. A stunning 3D model is the key to make the work stand out.

The first thing we did was to input the Rhino model into the 3ds Max, sorting the lines, materials, and geometry, fine-tuning it. One of the key things to keep in mind in this step is to create with a clear picture of the whole project in mind. This will keep our 3D modeler stay focused on the aim.

This time, we paid great attention to the lighting and shading while creating accurate models. This is because proper lighting and shading are of great help for making models look realistic. For this luxury house with many large windows, we believe it is vital to use lighting and shading techniques. In the end, we shared ten views in the 3D model and Tomo was happy with them so that we could move forward to next stage.

 

 

#Stage 3: Applying Materials, Textures and Lighting

 

In order to create photorealistic scenes, our 3D artists firstly selected the materials and textures strictly based on the material board. At the meantime, set or adjust the lighting according to the scenes. Eventually, the colored drafts were completed and shared.

When we shared the colored drafts to Tomo, he replied back with comments. Especially, he wanted to:

  • Change the finishes of marble walls, benchtops, cabinets to matt;
  • Make the color of the glass darker;
  • Change the color of the pendants;
  • Add white appliances such as Miele microwave and oven.

In the meanwhile, we adjusted the drafts with the help of these comments. Soon, we moved to the next stage.

 

#Stage 4: Rendering and Post-production

 

In this stage, our 3D artists refined the scene to make it more realistic by rendering and post-production. During the process, the scenes were rendered in the rendering software and then added or adjusted the details in Photoshop. Furthermore, Tomo’s comments for the drafts are as below:

  • Adjust the concrete wall texture;
  • Add steel entrance door;
  • Change a couple of décors such as the carpet and blanket.

After all of the comments were modified, we shared the drafts to Tomo. He approved them and loved the images a lot. To specify this process, our professional project manager and art director was involved. This is to guarantee the quality of the work as well as the efficiency of communication between clients and our 3D team. #Stage 5: Final Delivery of High-res 3D Renders

Since it’s a smooth project which strictly follows modeling, texturing, lighting setting, rendering and post-production, we will introduce the specifics during the production instead of going through the full process.

AIMIR is always proud of our crystal clear workflow, and how cooperative our clients are when briefing. Due to the urgency of the project, C* Architects had sorted all files in order in advance. After checking through all the files, AIMIR realized they pay great attention to the garden.

The Garden

Eleazar is a thoughtful partner who prepared the plants references and placement of tree in advance. It saved plenty of time. In this architectural visualization project, they are looking for 11 different types of trees and more flowers to enrich these towers.

As AIMIR’s long-term partner, Eleazar has abundant experience giving comments. The landscape is not included in the 3Ds Max model, thus he hand-marked the arrangement of each tree and flower.

It did take a couple of rounds to perfect the greenery of this beautiful project, which both sides were satisfied with.

Camera Angles

In the beginning of the production, 6 camera angles were confirmed to proceed, but Eleazar was not sure about other views. He was pretty sure he wanted about 10 views to demonstrate this project. In this case, as a professional consultant visualizer, AIMIR’s 3D artists proposed some camera angles from our perspective of view.

We had proposed 32 views which we think are good to use.

It didn’t take too long to determine the final camera angles. Extra 5 views were selected by Eleazar which made up to 11 camera angles in total. They are: 4 aerial views; 6 eye-level views; 1 low angle view.

The Animation Logo

In the end of the animation, Eleazar wanted to add a logo. It is very interesting that the logo is specially designed from the façade of the three towers. They took one pattern out of the façade of each building, which are two Ts and one diamond, forming a unique logo representing this fantastic project.

After the Final Delivery

Eleazar told us the reporting went well and the Nashville City was processing with their project. They are planning to use the visualization works to market on their website and other channels.
