From Sketches to 3D Renderings: Making of “AER In The District” in Florida

It is always a challenging and enjoyable job to create visual works from sketches. Rest assured that AIMIR has loads of experiences in doing so. We’ve shared a project in last October about turning a sketch into a 3D rendering: How did AIMIR Turn a Single Sketch into a 3D Rendering? Case Study of Royal Manor Residential Project.

Jonathan and Sal, from C* Architects, one of AIMIR’s long-term partners, talked about “AER In The District” project in 2020. This was a project with both exterior and interior views. They had finished the model of the building in Revit, but could only provide hand sketches for interiors.

This project went through 2020 to 2021, with modification of designs to meet the city’s requirement. AIMIR’s photorealistic 3D renderings unveil the final plan for Tampa’s upcoming tower. Please join us in discovering the making of “AER In The District”.

 

AER In The District, Tampa, Florida

This 31-story mixed-use tower is planned for Tampa’s northwest section of the Downtown area. Towering over Downtown Tampa and the Hillsborough River, the basic plan for AER is:

  • 334 residential units;
  • 11,629 square feet of retail spaces on the ground floor;
  • 514 parking lots.

The architectural design of AER In The District is postmodern. Clad in smooth stucco, the façade of the tower is joined by vertical rows of stacked balconies and floor-to-ceiling glass windows. And the parapet wall at the top of the tower makes it stand out among surrounding buildings.

Because C* Architects team had finished the model for exterior views however the sketches for interiors were not ready, we’d like to start with the exterior views.

 

Exterior Views

We decided to complete the exterior views of the building first, while the design team was working on finishing the interior. The first thing we did was to fine-tune the model.

We used 3ds Max for this project. However, what we’ve received was a Revit model. As a result, our 3D modeling specialist converted the Revit model to a 3ds Max compatible one. After this, the model was officially ready to go!

Sal didn’t have a confirmed decision about the views, so we’ve suggested some. During this stage, AIMIR’s experienced 3D specialists used the fine-tuned model to select camera angles.

These views strictly followed a standard 3D rendering production process: 3D modeling – material and texture – lighting – post-production.

As our precious partner, we know C* Architects’ tastes and preferences. For this reason, we’ve directly completed the final images after the view confirmation. Fortunately, Sal was happy with the result. After a couple of tiny modifications, the final images were set.

Interior

The four interior views were based on sketches done by its designers. We are always surprised by their talent and techniques. Because this is an original space, the whole space plus the inner fittings and furniture needed to model from scratch. Below are four interior views Sal shared with us:

The first step was to build the 3D model based on the sketches. At this point, our 3D artists created the interior spaces first. This was to show the geometry of the space, such as ceiling, floor, and structure. As it was for general checking, the white model didn’t have much details.

And then added the custom-made furniture, décor and fittings in:

At this step, Sal had redesigned a few points based on our 3D model drafts. Architectural visualization is always a great tool to help you design. Below is one view with redesign and some comments from Sal.

Applying materials and textures came to the next. During this step, the 3D specialists would attach materials and textures to corresponding objects. Thus, these objects would look more photorealistic. Our 3D artists applied parts of the textures for the images:

With the view and materials were set, our 3D specialists proceeded with setting the lighting in. At the same time, scene outside the building was added to create a vivid scene.

Finally, we added some people and other small stuff in the images. And rendered them in 72 dpi with over 4000 resolution. Please enjoy the magical moment when sketches turned into 3D renderings!

 

Design Updates

In September 2021, Sal brought us the updated model for AER Tampa. They needed to update two images this time. This time, they wanted to adjust the pool on the top of the lower building.

In most of the cases, we do not charge for minor adjustments right after the final delivery. However, the situation depends on time, workload, and other factors. Sal decided to use the same mood as previous images. It meant the updated views would share the same lighting and people, except different design.

Stories After

With the help of our 3D renderings, the presentation went well and the City of Tampa is processing this project. The site is already cleared and ready for ground breaking. Construction could potentially commence this year if building permits are approved relatively soon.

We are always honored and enjoy working with C* Architects. Now, we are dreaming to visit the tower one day when it’s built. It is a nice experience seeing a building that we created in 3D visuals. Of course, we cannot wait to create more visual works for Sal and Jonathan and C* Architects team!

International Open Solicitation for the Concept Design of Optical Valley Grand Theater and Optical Valley Concert Hall, Wuhan, China

Design Background

The East Lake Hi-tech Development Zone with a planned area of 518 square kilometers is also known as Optical Valley of China. After more than 30 years of development, its comprehensive strength and brand influence have been greatly improved, ranking the first among national hi-tech zones in knowledge creation and technological innovation ability. It becomes one of key construction programs of national “world-class hi-tech park”.

Optics Valley Central City, with a planned area of 36.15 square kilometers, is located in node of the “Golden Cross Axis” (in the intersection of Optics Valley Science and Technology Innovation Corridor in the east-west, and Central Ecological Corridor in the north-south). It is the core carrier of urban functions in the East Lake Hi-tech Development Zone, positioned as the main center of Wuhan Optics Valley Vice City, the demonstration area of innovation development services in the East Lake Science City, as well as the center of science technology and finance innovation in central China. It is committed to build an Optical Valley administrative exhibition center integrating administrative office, science and technology exhibition, conference and communication; a modern service industry gathering center integrating finance and commerce, headquarters economy and management consulting; and a livable and dynamic living center integrating leisure shopping, sports and entertainment, medical and health care. The planning characteristics of open “small block and dense road network” are distinctive. After 8 years of development, the functional goal of building Optics Valley Central City into “Optics Valley Administrative Exhibition Center” has been basically achieved, the northern core area has taken shape, where the style of the new town has initially appeared.

To build an open, diversified and vibrant public cultural service supply system, promote the integration of industry and city, as well as continuously enhance residents a sense of cultural acquisition and happiness, Wuhan East Lake Hi-tech Development Zone Administration plans to launch the construction of Optical Valley Grand Theater and Optical Valley Concert Hall.

 

Design Scope

Optics Valley Grand Theater and Optical Valley Concert Hall are located in the north core area of the Optics Valley Central City, reaching Optics Valley Fifth Road in the west, surrounded by Xinyuexi Park from the other three directions. Shendun Third Road cutting across divides the site into two plots. The site area is 2.13 hectares and the total floor area is no more than 69,200 square meters. This invest plan is 1.2 billion CNY.

Design scope and the land-use planning

The surrounding area of the project are mainly business and commercial districts, which is also the concentrated development area of high-rise buildings and underground space in Optical Valley Central City. Xinyuexi Park which connects to Optical Valley Central Ecological Corridor provides rich open space and great view of the landscape. Two main roads, Optics Valley Fifth Road and Gaoxin Second Road, are the main axis of public activities in Optics Valley Central City. Furthermore, superior transportation conditions contribute to the project by the Metro Line 19, Line 11, Line 13 and their two intersection stations in the north and south.

 

Design Requirements

  • Overall Positioning

Optical Valley Grand Theater and Optical Valley Concert Hall are important nodes of urban cultural space. Based on the design theme of “Going by the light – sharing science & technology”, regional characteristics, ecological notions, science and technology and innovation subject are needed to take into account. And the goal is to create a new platform with an international leading level, professional and multi-functional cultural exchanges, a new landmark of cultural industry, as well as a high quality culture and art city parlor. The design should follow the principles of specialization, integrality, openness, low-carbon, interconnection and cost-efficiency, keeping a good balance between the  innovation, implementation and operation.

  • Main Function

The project mainly contains a public theater (1,500 audience seats) and a concert hall (1,200 audience seats), as well as multi-functional theaters and subsidiary rooms. It will become a cultural building with diversified functions and rich sense of science and technology, which could meet the needs of various types of performance and reflect the cultural connotation and features of Optical Valley, as well as provide a leisure space for citizens. Other functions could be considered according to the relevant design scale and standards within the design.

  • Planning and Design Conditions
  1. The northern plot: planned recreational land with site area of 7,864.32 square meters, rated floor area ratio of 3.1, total floor area of no more than 24,500 square meters, building density of no more than 50%, building height of no more than 40 meters, green ratio of no less than 5%.
  2. The southern plot: planned recreational land with site area of 13,382.28 square meters, rated floor area ratio of 2.1, total floor area of no more than 28,100 square meters, building density of no more than 50%, building height of no more than 40 meters, green ratio of no less than 5%. A public toilet with floor area of 100 square meters need to be considered in this plot.
  3. The underground space of the site are mainly public service facilities (commercial) and auxiliary parking. The scale of underground public service facilities (commercial) is no more than 50,500 square meters on the northern plot and no more than 11,100 square meters on the southern plot respectively.
  4. A space around 3000 square meters for high-tech zone planning exhibition hall need to be reserved on the ground floor of the site.
  5. The planning and design should meet relevant regulations, considering an underground high-voltage corridor control line along Shendun Third Road.
  6. The planning and architecture design should meet the requirement of Construction Engineering Planning Management Regulation in Wuhan City (Decree No. 248 of the People’s Government of Wuhan City), Unified Standard for Design of Civil Buildings (GB50352-2019), Code for Design of Theater Buildings (JGJ57-2016), Code for Acoustic Design of Theaters, Cinemas and Multi-functional Hall Buildings (GB/T50356-2005), Code for Barrier-free Design (GB50763-2012), as well as other national and local codes.

 

Registration Requirements

  1. The competition registration is open to all design institutions at home and abroad with the following design experience: The institution has designed and completed at least three public building projects (already built or under construction) of over 30,000 square meters (not including underground); The lead architect has designed and completed at least one performing building project (either under construction or under construction).
  2. Design institutions must have legally registered and valid business licenses. Different design institutions and organizations with the same person in charge, or have an association of holding controlling interest or management, are not allowed to register simultaneously.
  3. Consortiums with no more than 3 members are allowed to register, a written consortium agreement to clarify the lead unit and the respective responsibilities is needed. All units in one consortium cannot join in other consortiums or as an Independent unit to register.
  4. Individuals and individual combinations are not accepted in registration.
  5. Optical Valley Grand Theater and Optical Valley Concert Hall are a project and cannot be split.

Solicitation Process

The open solicitation is divided into two stages, “registration and pre-qualification” and “concept design review”.

  1. As soon as the registration form is submitted and verified, organizer will provide design assignment and basic material package. After the credit certificate and concept proposal document are submitted, a pre-qualification meeting will be hold, on which the expert group will vote to select 6 design institutions without ranking.
  2. The design institutions in the shortlist continue to finish their concept designs. A concept design review meeting will be hold, on which the expert group will vote to select 3 winning scheme designs. The sponsor will decide one design institution (consortium) to carry out the follow-up design after comprehensive evaluation and then an additional design contract will be signed.

 

Design Fees

The total design fee is 6 million CNY (about US$945,000).

Each of the 6 shortlisted design institutions will receive a design compensation of 500,000 CNY (about US$78,700). To the three winning design institutions, the first will receive 1.5 million CNY (about US$236,300), the second 1.0 million CNY (about US$157,500)and the third 500,000 CNY (about US$78,700) (Note: All the above fees include taxes).

 

Solicitation Schedule

The duration of the solicitation is from March to June 2022, and schedule is as follows:

Submission Requirements

A. Pre-qualification Stage

  1. Credit certificate document: including profile of the design institution, business license or effective business registration document of the design practice, consortium agreement, projects list of design institutions, schedule of design team, resumes of the chief architect.
  2. Concept proposal document:including two display boards in A0 size (portrait), one electronic achievement of the display board, one video of no more than 5 minutes, the contents of which should include but are not limited to the following:
  • Design ideas, concepts and related analysis graphics;
  • General layout plan and major economic and technical indicators;
  • Plans, elevations and sections;
  • Renderings;
  • Other necessary analysis diagrams and drawings that express the design intention and conception.

B. Concept Design Review Stage

Including ten atlas in A3 size, six display boards in A0 size (portrait), one electronic achievement of atlas and display board, one electronic presentation document, the contents of which should include but are not limited to the following:

  • Design description;
  • General layout plan;
  • Analysis graphics;
  • Renderings;
  • Single building designs;
  • Project construction investment estimation.

 

Solicitation State

  • The design fees of the solicitation will be paid in RMB within the borders of China. Domestic independent legal person could be authorized to receive the payment on their behalf if the design institutions or individuals from overseas cannot receive a payment of RMB.
  • The design institutions have the rights of authorship of concept design. With the permission of the sponsor, concept design will be evaluated and displayed through mass media, professional magazines, books and periodicals or other forms. The sponsor, organizer and the project construction company have the rights to use or adjust concept design wholly or partly in the consultation of the project, and the rights to print, publish and exhibit concept design through mass media, professional magazines, books and periodicals or other forms.
  • Concept design should be original and not have been published in any form. The design or any material used should not infringe any copyright, trademark right, patent right and other rights of the third party. If infringement occurs, all such disputes and legal liabilities will be borne by the design institution. If infringement causes losses, the compensation will be borne by the design institution too.
  • The design institutions should abide by the relevant provisions in China, properly keep the drawings and data provided by the sponsor, and protect their intellectual properties. Assignments and basic material packages should not be transferred to a third party or be used in other projects without the permission of the sponsor.
  • The design institutions participating in the solicitation are regarded as acknowledging all the provisions in this Announcement.
  • The laws and regulations applied to the solicitation activity and related documents are the laws and regulations of the People’s Republic of China.

Pre-Announcement | International Competition for Future School Design in Western China (Chongqing) Science City – Season 1

International Competition for Future School Design in Western China (Chongqing) Science City – Season 1 will be launched soon! The competition releases 4 public school projects of Western China (Chongqing) Science City in 2022, and is open to global design teams.

At the sixth meeting of the CPC Central Financial and Economic Affairs Commission, General Secretary Xi Jinping made special arrangements for the development of Chengdu-Chongqing economic circle, stressing that “support the cooperation between the two places to build Western China Science City in the mode of ‘one city, multiple campuses’, and make Chengdu-Chongqing region a science and technology innovation center with national influence”. The construction of Western China (Chongqing) Science City is a concrete action to carry out such important instructions.

The Western China (Chongqing) Science City is the future of scientific and technological innovation and high-quality development of Chongqing. Chongqing is holding the strength and wisdom of the whole city in such effort. With the overall orientation of “Science City and Innovation Highland”, The Western China (Chongqing) Science City closely follows principles of “five sciences” and “five technologies”, focuses on the theme of science, develops city for the future, and builds itself into a “city for scientists and entrepreneurs”. The Western China (Chongqing) Science City strives to build a “Western China Education Special Zone” with “Education Leading Area, Education Innovation Pioneering Area, and National Smart Education Demonstration Zone” as the core. In order to accelerate the improvement of city functions, construction of a number of primary and secondary schools and kindergartens are to be launched.

This competition is hosted by Chongqing High-tech Industry Development Zone Administration Committee Public Service Bureau, organized by Chongqing High-tech Development and Construction Investment Group Co., Ltd., and co-organized by Shenzhen Position Spatial Culture Development Co., Ltd..

This competition is to explore future school space design with future-oriented education philosophy. The design shall reflect the unique characteristics of Chongqing as “a city of mountains and rivers, a place of beautiful landscape”, and realize the concept of “High-tech Innovation · Smart Education”, to achieve distinctive future schools.

 

Competition Objectives

  1. Create high-standard and high-quality campuses, encourage teaching innovation, adapt to future education development.
  2. Emphasize characterized design to achieve a unique educational environment for each school.
  3. Advocate local and ecological features, reflect the unique characteristics of Chongqing as “a city of mountains and rivers, a place of beautiful landscape”. Build low-carbon and green campuses.
  4. Embody the characteristics of scientific innovation, promote new trends of smart education, and advocate the use of new materials/technology to build models of smart campuses.
  5. The competition emphasizes the uniqueness of each school, asking architects to understand the school’s needs and research space design to meet the educational philosophies of each school. Interpret the site characteristic to put forward design ideas, and control the implementation process. Architects, school authorities, construction parties and supervised departments shall collaborate deeply to ensure the construction of high-standard, characteristic and high-quality public schools in Western China (Chongqing) Science City.

 

Project Overview

The 4 public schools are all located in Chongqing High-tech Zone, which is also the core of Western China (Chongqing) Science City. This area is the new city center where basic scientific research and technological innovation functions are gathered.

4 public schools include kindergarten, primary school, junior and senior high school. We hope to comprehensively discuss the teaching mode and educational space design of each school age segment, highlighting the characteristics of each school and improving the quality of campus space.

Competition Rules

The competition adopts the method of open solicitation, divided into Pre-qualification Phase, Conceptual Design Competition Phase and Final Approval Phase.

  • Pre-qualification Phase

Pre-qualification Review Committee shall review application materials submitted by the participating teams including concept proposal, experience of chief architect and the team, and comprehensively determine 5 shortlisted proposals without ranking and 2 alternatives with ranking by voting.

There will be 20 shortlisted proposals all together (5 for each school) to enter the next phase.

  • Conceptual Design Competition Phase

The shortlisted teams submit complete architectural conceptual design according to relevant requirements. Only 1 design for each project shall be submitted. Scheme Review Committee shall evaluate the design schemes anonymously, and fully listen to opinions of the host, organizer, builders and users, then determine ranking of the 1st, 2nd and 3rd places, and 2 unranked shortlisted award teams for each school by voting.

  • Final Approval Phase

The host and supervised department shall make final examination of the results given by the Scheme Review Committee. In principle, the 1st place selected by the Scheme Review Committee shall be the winner and the corresponding design contract shall be awarded if there are no other special circumstances such as excessive project cost exceeding the budget. The 2nd and 3rd teams will receive the Excellence Award, and the other two will receive the Shortlisted Award.

The competition results will be published after confirmation by the host, for 3 working days.

 

Application Requirements

  1. Applicants must be domestic or overseas legally registered companies or organizations. Two or more legal persons, parent companies, wholly-owned subsidiaries and their holding companies with the same legal representative shall be regarded as the same applicant and shall not apply for the same project at the same time.
  2. There is no qualification requirement.
  3. Each applicant must specify the school project applying for. Each applicant can choose no more than 2 projects, but cannot simultaneously apply for project 1 and Project 2.
  4. Consortium is accepted, with no more than 2 members (1 leading + 1 member). Consortium members shall sign the Consortium Agreement legally and specify the leading member and work distribution.
  5. Each member of the consortium shall not further apply for the same project alone or by joining another consortium. But one applicant is allowed to form two different consortiums to apply for two different schools, but not for project 1 and 2 at the same time.
  6. Individual or team of individuals are not accepted.

 

Winner contract

  1. Work Scope of the Winner Contract

The winner of each project will be awarded of schematic design and design development contract.

The contract work scope covers: Including but not limited to building, structure, water supply and drainage, electrical, hvac, civil air defense, BIM, prefabricated, energy saving, green building, sponge city, landscape, signage, interior design, floodlight, building intelligence, biochemical pool and related disciplines. Work include schematic design (including estimation), design development (including budget), Follow-up EPC bidding cooperation service. The winner shall send professionals to provide on-site services, and assist the client or the agent of the client to complete the preparation of feasibility study, project approval, construction and other approval procedures. Design at each stage must pass the examination. The winner is responsible for review of construction drawing design, construction supervision, completion acceptance and other coordination work; the chief architect shall be responsible for work necessary in the process of construction document preparation and construction.

The winner must ensure that the design drawings meet the requirements of schematic design and design development. If they do not have relevant professional qualifications, they can entrust a qualified design company to assist on some work to ensure that the design drawings meet the depth requirements. The final work content is subject to the design contract.

  1. Design Fee

The estimated design fee of the winner contract in this competition is shown in the following table. The basic design fee shall be calculated according to the construction and installation fee approved in the estimate document as the billing base.

The contract design fee is calculated according to the tentative construction and installation fee of each project, and the rules are as follows: The basic design fee of the project is calculated according to the “Engineering Survey and Design Charge Standard” (price [2002] No. 10) formulated by the State Development Planning Commission and the Ministry of Construction. The total basic design fee of the project is calculated with the coefficient of specialty as 1, the coefficient of engineering complexity as 1, and the additional adjustment coefficient as 1. The winning contract awarded this time covers schematic design, design development stage, and related cooperation work. The contract design fee shall be 50% of the total basic design fee of each project. The related professional design fees within the scope of site boundary of each project are all included and will not be billed separately.

 

Competition Bonus

For each project that is pre-qualified but not winning, if the deliverables are determined by the Scheme Review Committee as meeting the design requirements of the competition, the organizer will pay the corresponding bonus as follows:

Project Background

This project is located at the estuary of the Pearl River in China, at the tip of Lingshan Island, Mingzhu Bay, Nansha New Area, Guangzhou City, Guangdong Province, China. Nansha New Area, with a total area of 803 km2, is located in the Greater Bay Area, the geographical geometric center of Guangdong Hong Kong Macao Bay area, one of the four bay areas in the world. It has unique geographical advantages, within a radius of 100 kilometers, it gathers all the 11 cities and 5 international airports in Greater Bay Area, 38 and 41 nautical miles away from Hong Kong and Macao respectively. Nansha New Area carries a historical mission of comprehensively deepening reform, expanding opening-up and innovatively developing the “experimental field” of the country, and has the strategic advantages of the “three-zone and one-center” (National New Area, Pilot Free Trade Zone, Guangdong-Hong Kong-Macao Comprehensive Cooperation Demonstration Zone and Guangzhou Sub-Center carrying the function of gateway hub). It is making every effort to build a “center of the bay area, the open door, and the city of the future”.

On May 7, 2021, Guangdong Province issued the construction plan of Guangzhou Innovation Cooperation Zone of Guangdong-Hong Kong-Macao Dawan International Science and Technology Innovation Center, in which it clarified that Nansha Science City will be based on the construction of Centennial Science City, focus on the fields of marine, energy, aerospace, information, etc., lay out the construction of the major scientific and technological infrastructure clusters, cutting-edge cross research platforms and high-level scientific research institutions, gather the high-level scientific and technological talents, and build it into a “Silicon Valley” in the Guangdong-Hong Kong-Macao Greater Bay Area.

On September 22, 2021, Guangdong Province issued the 14th five-year plan for scientific and technological innovation in Guangdong Province, emphasizing the promotion of the construction of the pioneering zone of the Comprehensive National Science Center in the Greater Bay Area and the Pearl Science Park of the Chinese Academy of Sciences and the creation of highly concentrated cluster of major scientific and technological infrastructure and a highland of advanced scientific research and technological innovation with global influence. supporting the Nansha Science City to focus on key frontier scientific fields such as information, life, ocean, etc., and creating an important carrier of the frontier basic research and high-tech innovation in Guangdong-Hong Kong-Macao Greater Bay Area; and accelerating the promotion of construction of the International Talent Special Zone in Guangzhou Nansha New Area; holding the Greater Bay Area Science Forum, continuously enhancing its influence, and attracting global high-end innovation resources to converge.

On December 3, 2021, the Information Office of Guangdong Provincial People’s Government held a press conference of the Greater Bay Area Science Forum in 2021 in Guangzhou, officially announcing that the permanent site of the Greater Bay Area Science Forum will be located in Nansha.

The Greater Bay Area Science Forum is committed to building a grand gathering of global scientists integrating scientific exchange and discussion, scientific achievement display, scientific consensus promotion and innovative mechanism, and a high-end platform for “discussing and sharing global scientific development and promoting exchanges and cooperation”. The convening of the forum will help bring together global top scientist resources and extensive contact with core scientific institutions, promote my country’s better integration into the international innovation network, and deeply participate in global innovation governance. Based on the Greater Bay Area, the forum will carry out related work in eight aspects of holding high-level scientific conferences, building high-level think tanks, promoting international exchanges and cooperative research, assisting in the introduction of international top high-tech talents and projects, providing scientific services, building the brand of the forum, establishing scientific research funds and establishing Greater Bay Area Science Awards.

From December 11 to 13, 2021, the Greater Bay Area Science Forum in 2021 was successfully held. At the opening ceremony of the forum, a launching ceremony of the “Greater Bay Area Science Forum Permanent Site Design Competition” was held, hoping to collect the most creative design scheme with world vision through international competitions and make the permanent site a landmark building in Greater Bay Area.

The organizer of this competition is the Management Committee of Guangzhou Nansha Development Zone, and the organizer is the Mingzhu Bay Development and Construction Administration of Guangzhou Nansha New Area.

 

Contents of the Competition:

1. Location of the Project:

The permanent site of the Greater Bay Area Science Forum is located in the Mingzhu Bay District, the main functional area of Nansha Science City. The Mingzhu Bay District has geographical advantages and resource endowments of “five watersheds, three rivers and six banks, connected mountains and rivers and the gate of the South China Sea”, and will benchmark international and domestic advanced cities to create a “smart city in Lingnan and a window of charm in the South China Sea”.

This project is located at the top of Lingshan island in the Mingzhu Bay District, in the vision center of the Zhujiang River estuary into the central urban area, with an excellent geographical environment. This project faces the Huigu West Cultural Island across the river through Jiaomen Waterway, and echoes Hengli International Financial Island and P Mingzhu Science Park across the Upper Hengli Waterway in the south. Several outer river waterways converge here, and the water surface is wide and unobstructed. It will become the vane of the world’s cutting-edge technology and a demonstration site for Nansha’s international image.

2. Land Use Overview:

The land area within the design scope of this competition is 9.51 hectares, and the research area is 26.7 hectares. Therein, the length of the north side of the research area is about 859 meters, the length of the south side 832 meters, the length of the west side 499 meters, and the length of the east side 143 meters. The research scope includes one long-term reserved development land (with an area of 3.04 hectares), one original planned bus terminal, island embankment and other green spaces; therein, some of the roundabout embankments have been finished.

The land within the design scope of this competition extends to the planned property line in the west and is adjacent to the Yuexiu international financial center project, coincides with the flood control line in the East, the land extends to the flood control line in the east and coincides with it, and the north and south borders coincide with the property line of road, reference line for the outer river and management scope line. The scope includes the control scope of rail transit Line 31, the original planned 15 m urban road and the built 30 m urban road (including North Jiangling Road and South Jiangling Road).

3. Project Function Positioning:

The first is to provide first-class conference venues and supporting facilities for the Greater Bay Area Science Forum and various scientific exchange activities, and to create a “cooperation hub” for world-oriented scientific and technological exchanges.

The second is to provide modern office space and a first-class innovation environment for scientific research, innovation and entrepreneurship, and create a world-class scientific organization “gathering space”.

The third is to create a space for popular science experience for the public and become an “interactive center” for popular science experience that serves the Bay Area.

The fourth is to build a space for the display and transformation of cutting-edge scientific and technological achievements, and create a “preferred platform” for innovation and entrepreneurship for integrated development.

4. Construction content and scale:

  • Construction Content :Mainly including the academic center, Nansha science and technology museum, science and innovation center, scientists’ apartment, high-end office,supporting service facilities, etc.
  • Construction scale: the total construction volume within the design scope of this competition (volume area of the building) is about 100,000-140,000 m2.

 

Competition Announcement

This competition is issued through the people’s government website of the Guangzhou Nansha Zone (, English web page: ), the official account of the Greater Bay Area Science Forum (GSF), architecture forum (), the website of the organizing agent()and official account of the Mingzhu Bay Development and Construction Administration of Guangzhou Nansha New Area, etc., and openly accepts the registration and participating documents for the domestic and overseas design organizations. In case of any difference in the text of this announcement issued in various media, the text issued on t the website of the Organizing Agent will prevail.

 

Competition Registration

  1. Registration Scope:

For this project, the competition development method shall be designed with reference to the architectural scheme design competition of similar public building projects in Guangzhou province, and the registration mode of global open solicitation shall be adopted. The competition announcement will be published in the above media, and the registrations from the domestic and foreign design organizations in China are acceptable.

  1. Registration Conditions:
This international competition adopts the registration mode of global open solicitation, and there are no qualification requirements. The domestic and foreign design organizations shall provide the following application materials to apply for the competition. Refer to Appendixes 1 and 2 for registration materials and format requirements.
1 In this project, the consortium is allowed to participate in the competition, the members of the consortium shall not exceed 2, and each party shall not participate in this competition in any form.
2 Credibility requirements of the participating organizations: the participating organization shall have a good reputation in the field of the industry and has not been subject to revocation of business license, revocation of qualifications, suspension of business for rectification, or being taken over or frozen of property being, entering bankruptcy proceedings, etc. by relevant departments (the declaration of the competition registration organization affixed with the official seal shall be provided);
3 The project principal or the creative team of the participating organization shall promise to directly participate in the whole process of this competition and architectural scheme design; (① The statement of the participating organization affixed with the official seal shall be provided ② The personnel list shall be provided)
4 For the registration of the domestic design organization, the independent legal personality and business license shall be provided.
For the registration of the overseas design organizations (including Hong Kong, Macao and Taiwan), the registration certificate of company shall be provided (if the data is in English or other languages, they shall be translated into Chinese.)

  1. Registration Method
  • The design organizations interested in participating in the competition shall fill in the registration form as required and send the seal-stamped and scanned registration form to the competition email (e-mail: gjjingsai@163.com) before March 11, 2022.
  • The design organization interested in participating in the competition must submit the qualification selection registration documents (for the details of the contents, see Appendixes 1 and 2; for the format, refer to the “Format of the Qualification Selection Registration Document” in Appendix 1) in written form (bound into a volume with A4 paper in eight copies) to the specified receiving address, and submit the electronic documents to the specified mailbox in by mail (mailbox address: gjjingsai@163.com ), and the qualification selection registration documents received overdue will not be accepted. (The time when the competition organization agency receives the written documents shall prevail; if the written documents are inconsistent with the electronic documents, the written documents shall prevail)

Qualification Selection

In this competition, the qualification selection and evaluation expert group will select the registered design organizations, and select the best 9 design organizations for formal competition. For the details of the specific qualification selection and evaluation rules, see Appendix 2. If there are no more than 9 participating organizations, all the participating organizations are allowed to participate officially. If there are more than 9 registration organizations, 9 formal participating organizations will be selected.

 

Submission of Competition Deposit

  1. The official participating organization must submit the competition deposit of 50,000 yuan within 5 working days after the announcement of the list of official participators. For details, see the notice of qualification selection results.
  2. The participation deposit of the original amount (RMB 50,000) (without interest) will be returned within 15 days after the evaluation of the original design scheme. For the formal participating organization which has paid the participation deposit but fails to submit the competition design results as required, the participation deposit will not be refunded.
  3. If the participating organization that fails to submit the participation deposit as required will be deemed to give up the competition qualification automatically.

 

Formal Competition

  1. During the evaluation of competition results, the expert review committee shall select 3 recommended schemes and 3 alternative schemes (no ranking) from 9 formal competition schemes.
  2. The formal design period is about 44 days. For the specific time, document preparation requirements and specific evaluation methods for the competition results, the requirements in the finally-issued technical documents shall prevail.
  3. Finally, the decision-making organization selects one optimum scheme from the recommended and alternative schemes, and the optimum scheme will give priority to the scheme design right of the project.
  4. The competition design results include the design text (including design description and drawings), display drawing board, three-dimensional electronic model, multimedia presentation document (including Chinese subtitles), and design solid model. The electronic document shall be provided except for the design solid model (for the requirements for preparation of outcome documents, the requirements in the finally-issued technical documents shall prevail.)

 

Relevant Fees and Payment Methods

In this competition, the top three scheme design organizations will be given design copyright and compensation of RMB 1.5 million yuan (tax included) (about US$237,400); the 4th~6th alternative design organizations will be given design copyright and compensation of RMB 700,000 yuan (tax included) (about US$100,780); the 7th~9th alternative design organizations will be given design copyright and compensation of RMB 300,000 yuan (tax included) (about US$47,478). If an overseas design organization is required to sign a contract due to the acquisition of scheme design right or design copyright and compensation fee, the overseas design organization shall entrust a domestic organization with a RMB account in China to collect. The participating organization shall fully consider the participation cost, and pay taxes in accordance with the relevant national tax laws. The organizer will not bear any expenses incurred in obtaining compensation.

 

Other Requirements and Instructions

  1. The time mentioned in the announcement of this scheme competition is Beijing time.
  2. The organizations participating in this competition are deemed to have accepted all the provisions in this document.
  3. All the materials provided by the participating organizations in accordance with the above provisions shall be in Chinese. The materials in foreign languages of the competition results must have a contrastive Chinese Translation. When there is a discrepancy between the Chinese and the foreign language of the same content, the Chinese version shall prevail.
  4. The authorship rights of the works participating in this design competition belong to the participating party, and the copyright belongs to the competition organizers. The competition organizer has the right to publicly display the results of the competition, and introduce, display, evaluate and use the results of the competition through the media or other forms.
  5. All the materials submitted by the participating organization will not be returned, including but not limited to registration information, achievements, works, models, etc.
  6. The competition scheme shall be created originally by the participating organization. If the results involve the intellectual property rights of a third party, the participating organization must bear all the responsibilities and consequences arising therefrom.
  7. If losses are caused to the competition organizer or third party due to the infringement of the participating organization to the intellectual property rights of others, the participating organization must bear the full legal liability (including compensation for losses, etc.).
  8. If losses are caused to the third party due to the use of the achievements submitted when the competition organizer does not know that the participating organization infringes the intellectual property rights of others, the participating organization shall bear the full legal liability (including compensation for losses, etc.).
  9. The documents and materials obtained by the participating organization from the competition organizer or the competition organization agency shall be kept properly, which shall not be disclosed or used for any purpose other than this solicitation activity. The participating organization must bear the legal liability arising from the leakage of documents and materials (including compensation for losses, etc.).
  10. The laws applicable to this competition and all the related activities are the laws of the People’s Republic of China.
  11. Plagiarism or plagiarism in any form is not allowed in this competition. All the responsibilities caused must be borne by the fault party, and the competition organizer shall not bear any legal liability.
  12. In case of any discrepancy between the announcement of this competition and the Technical Documents for Competition officially released, the Technical Documents for Competition shall prevail, and the competition organizer has the final interpretation right of this announcement.
  13. Before the formal competition, in case of policy change or other force majeure, the organizer has the right to terminate the competition, and the final interpretation right belongs to the organizer of the competition.
  14. Unless otherwise specified and explained, in this announcement and its annexes, the term “participating organization” also refers to all the parties of the consortium.
  15. In case of any discrepancy between the English edition and the Chinese edition of the registration announcement of this design competition, the registration announcement in Chinese shall prevail.
  16. The participating organization must ensure that it has the capability and conditions of scheme design.
  17. Source of funds: the competition organization expenses are financial funds of the government.
