At AIMIR , no matter big or small scale, each project has a project team when the project starts. In the team, there is a project manager who is in charge of the overall project progress; a team of 3D artists who take care of your project production; and a production director who will supervises and manages all facets of the production process.

The above image shows clearly how the project manager, 3D artists, and production director collaborate with each other and respond to the client during production. As you can see, when a client comments on the work, it won’t go to 3D artists directly. What happens is that our project manager sorts out the comments – normally there won’t just be one – and send them to the 3D team.
To guarantee the comments are seen and revised, 3D artists have internal check before sending back the visuals. And the production director is there from the beginning to end to supervise the production and give advice when necessary.

Project 576 is a redevelopment project, and Jacky from DRPA was looking for high quality renderings for marketing. It will be a 172-foot tall building with 17 floors, featuring retail shops and office spaces in New York, USA. The existing building is an 11-floor structure and the new “overbuild” 12 to 17 floors are the main part to demonstrate in this rendering project.
Using 3D rendering for marketing the redesign of an architecture is the smartest way. Let’s check the process now!
The Scope of Work
To be a perfect marketing material, our 3D renderings need to be a powerful visual tool to impress the viewers. At the same time:
Showcasing the design details of the added modern overbuild structure along the terrace;
Presenting the redesign of the first 2 floors storefront for retail;
Demonstrate the renovation interior for 3 to 11 floors;
The first stage of the 3D rendering process is to get clear the scope of work. Jacky, who is a well-organized and our reliable partner, had prepared the detailed brief. In the brief, we knew this project needs:
Three street and façade views.
Two lobby views.
A top building aerial view.
Two views of the amenity and terrace.
And most of these views needed more than one version. This was because they have several plans for this building and needed to get approved the most suitable one. This is not difficult to find when using 3D rendering services. Because the flexibility and quick response of CGI images, many architects, interior designers, real estate agents, and constructors use it as a tool to test which is the ultimate plan.
We’ll divide this project into exteriors and interiors.
3D Exterior Rendering Process
Stage 1: 3D Modeling
A SketchUp model was ready for further production from Jacky’s team. What our 3D artists did was to input it into the 3ds Max modeling and rendering software and gave it a fine-tuning. During this process, our 3D specialists sorted the elevations and lines in the SketchUp, arranged the included textures and materials. At the same time, we also added some details to the model based on the design plans. After all was done, the 3D model and the views were shared to Jacky.

Jacky was happy with the model, and immediately provided the material board for the façade. The below image is the material references from Jacky. It is clear and informative, with pictures of wanted material which is of great help!
Stage 2: Applying Materials, Textures, and Lighting
After studying the given references of the materials and textures, we picked the accurate materials and applies them on the model. This is a crucial step because the image will look realistic only when the material and textures are right and lifelike. We processed three plans of the top building that have different façade design. 3D rendering services are a handy tool when dealing with design change. It is fast and cost-saving to use 3D images to demonstrate various design plans for one structure.

Actually we created all three plans of the top building. But according to our Non-Disclosure Agreement, only the final plan is allowed to public. Thus, we’ll use the final plan as an example to show how materials, textures, and lightings are applied.
Stage 3: Post-Processing
In the initial stage, we’ve confirmed the moods for each view. This refers to the atmosphere settings of each camera angle. Whether it is a sunny day, a cloudy evening, or at night. For the exterior views of Project 576, we use a regular daytime for the eye-level street views and a bit of dawn for the top building and the terrace.
As the daytime setting, it gives the busy street a vibrant atmosphere with motion cars and walking pedestrians. Light and shadow is clear in the views, so the details of the building are vivid and the shadow brings contrast.
Different from the street views, the overbuilding is demonstrated with a gentle dawn mood. In the view, the surrounding buildings are rest in relatively dark environment, where our building is lit by the lights inside through the huge floor-to-ceiling windows. Meanwhile, we terrace out of the overbuilding is in the same mood.
3D Interior Rendering Process
The 3D interior rendering process follows quite the same procedure with exteriors. Our 3D artists started with creating 3D models of the interior spaces, then applied materials and textures on, and post-processed it with details.
For the interiors, Jacky asked for three views, namely the lobby from the gate, the lobby from inside, and the amenity of the overbuilding. The same with the exterior views, we also created different versions for each view based on different plans.
Exterior and Interior Rendering Results
When all views were confirmed from Jacky, our 3D artists output the 4K/5K high-res final images. The resolution is agreed at the very first stage of the project with our client. In this blog, we’d like to introduce an amazing architecture: a residential building in Rancate, Switzerland. It is a two-story apartment building bearing a modern style with a roof floor and an underground floor. In our 3D renderings, not only the exterior of the residence is demonstrated in various views, we also arranged different stories that show how the SPA, pool area, parking space, and interiors accommodate the needs for its future dwellers.

Before the Start: Briefing
Located in the center of a residential community in Rancate, Switzerland, Rancate Residential will be a modern space for locals to embrace the nature while enjoying high-standard living. We at AIMIR had assembled a team with a project manager and a small group of 3D artists to take care of this project specially. We do this all the time, that means each project, no matter small or large scale, has a special team and one-on-one service. This is to guarantee the quality of the final works and the delivery time.
Back to the first step, our professional project manager had a short kick-off meeting with Alessandro. During the meeting, we’ve figured out the vision of this project, and what materials and information he could provide at this stage. Also, we’ve clarified our 3D rendering process and how it worked. After the meeting, we’ve sorted the files Alessandro provided, they are:
The location and site photos. The precise location help us understand the surrounding context, and the site photos are used for composing the background of the final image.
The design. This time, Alessandro brought us the CAD plans. As a standard stage, our 3D artists would build 3D models based on these plans.
The material and texture references. These references are important because they clearly indicates the texture and material for each objects and surfaces. In the CAD plans, Alessandro had included the materials for the exterior of the building.
The camera angles, aka the views. Alessandro shared the camera angles he wanted for this project. Apart from some exteriors and interiors, he also wanted some simple 2D floor plans to help his client understand the design easily.
The furniture selection and layout plan. The furniture in each room is carefully selected.
The moods. Usually, the mood is a key factor determining the overall mood of a 3D rendering. For this project, we used photomontage that composed the 3D model of the building with the actual site photos. In this way, the moods of the final rendering are the same with the photos.
When everything was ready, we started with building the models for exterior and interior separately.
3D Exterior Rendering Services
Step 1: Building the 3D Model
The next step was to create the 3D model for exterior. Based on the CAD plans, our 3D artists built the 3D model from scratch. At AIMIR, we usually use 3ds Max for model processing.
During the 3D modeling process, Alessandro’s team changed a bit of the design including balcony and terrace details, U elements on the fronts and the elevator tower. When we received the updated CAD drawings, we modified the 3D model based on them. The final 3D model is like this:
As to the landscape, the garden area plan we’ve received was very clear. We used it as references when building the model. Meanwhile, the vegetation plan was very helpful when selecting plants for the renderings.
Step 2: Adding Materials, Textures, Lighting and Post-production
After the 3D model is finished and confirmed, the next stage came to the material and texture application. This is the crucial part because the realism of the final images depends on the quality of materials and textures.
In order to create the best and most realistic scene, our 3D artists strictly follow the references Alessandro provided. After looking for the same or most similar materials, we adjusted the lighting based on the mood of the photo. This was to guarantee the consistency of the image. At the same time, we added some people that were involved in the activities to enhance the living atmosphere.
When Alessandro received the color drafts, he marked up some of the minor things that to be adjusted. Below are the marked-up version and updated final image of one of the exterior views.
Step 3: Small Adjustments and Final Delivery
As stated in the previous step, we made some small adjustments to each image, and the final images were done after that! There are three exterior views in total, each of them showcases the residential building under different time of a day. Please enjoy the final exterior renderings:
The truth is we carried out the production of interior renderings at the same time with the exterior ones. The reason why we separate the process of them is to make the process more clear.
3D Interior Rendering Process
The same with exteriors, our 3D specialists built the interior models according to the CAD plans. During this stage, we arranged the furniture in the position as the references. After the model is confirmed, realistic materials and textures were added. Then the lighting was set to bake the mood of the interior space. After some tiny modifications in the post-process, the images were ready to deliver!
We have created four interior renderings for this apartment which are two living rooms, a parking level, and a SPA space.
2D or 3D floor plan is the simplest way to show the layout and dimensions of each room for architects, interior designer, real estate agents and developers. 3D floor plan is vivid and realistic but this time, Alessandro only needed 2D floor plans for simple explanation.
