But how did we achieve all that? To break it down, we wrote this blog so as to provide some insights for our clients into it, which we believe will even enlighten our peers a little bit.

Before commencing the project

Before we start working on the 3D rendering, we will fully communicate with our clients to understand their specific requirements on quality and detail and judge whether we could fulfill their expectations through elaborate assessment. This is the prerequisite for a smooth delivery. Regarding other details, we will send clients a checklist with regard to the following subjects in order to deepen our understanding of the project:

Views-Confirm the view angles and total amount of renderings

Architecture Design-Confirm the object’s design

Terrain & Site Plan-Confirm the surroundings/context

Landscape-Confirm the landscaping details

Mood and Quality-Confirm the mood and quality

Other Key Information

Site location– To help us learn the local conditions (climates, vegetation, etc.).

Project function– To help us understand the function of each area.

Use of the images -to understand if it will be used for Marketing, Competition, Report, Bidding, Fundraising, etc.

People– to understand the request of race, clothing, age, and other special requirements

Sun position or direction of light – to understand if the lighting is from Front lighting, side lighting, back lighting, etc.

Design highlights– to understand the main ideas of design. To help us understand what client wants to convey through the renderings.

The aspect ratio of each image – to understand if there is any specific request to apply to 16:9, 4:3, or other sizes etc.

Project ongoing

We will start the 3D renderings basing on the checklist as mentioned above and each round of update will stick to the following crosscheck processes:

Internal Check: Feedback received and sorted out firsthand by the project manager -> 3D artist’s first modification & review->Project manager second review >3D artist’s second modification ->Production director’s final check;

External Check: We will send over Crosscheck file where we go over each comment, marking ‘done’ on corrected ones, and remark unsure revisions if there’s any and then reach out to clients to confirm the uncertain comments as shown in the following picture.

During the process, we will categorize the following situations as anomaly and react accordingly with speed:

– The same comment has shown twice, the project manager will keep a close eye on it, making sure an effective two-way communication between the technical team and clients.

– The same feedback has shown three times or more, the project manager will report this situation to the production director, find the cause, come up with a solution, and clear all confusion;

– Client complaint, the project manager will report this to the production director or CEO, we will hold a/multiple special conferences gathering the technical team members and project managers who in charge of this project, in order to solve clients’ problems precisely.

After the final delivery

After each successful delivery, our CEO will send a Project Survey & Summary to our clients for feedback on the experience of working with us. On our side, the project manager will sum up this project with its pluses and minuses, analyze them, and come up with an action plan accordingly. The gist is to pave the way for better cooperation in the future as we resolve other similar problems and improve our services.

Why My Building looks Tilted When Presented in the Rendering?

There is no doubt that 3D architectural visualization is an effective marketing strategy for architects to procure new business opportunities. More and more designers are intended to use 3D rendering services for their business development. But there is a question emerged, why my building looks tilted in the rendering? Today, we prepared a blog to elaborate on this common situation in the design industry.

Have you ever notice that when you walking among the buildings, the tall buildings appear to slant or distorted. Of course, the buildings are not literally twisted or falling, it is only looked distorted within a range of perception. Distortion can be solved by algorithms, but the deformation cannot be observed by the human eye is because our brains often make up for it.

The basic theory of making a 3D rendering is as same as taking photos. In reality, when taking a photo of buildings, especially the skyscraper, many buildings appear to be tilted. Why? It’s because of the effect of stereoscopic perspective. For example, raise your hand and move it toward your eyes, you will notice that our hand has blocked our vision completely. Generally speaking, it is the rule of the nearer the bigger, the further the smaller. Influenced by the stereoscopic perspective, it is commonplace to see tilted buildings in the photograph or in the 3D rendering. Now, we compare some photos with the 3D renderings made by AIMIR to get a more clear understanding of this question.

It is because when we are taking the photo standing on the ground and tilting the camera upwards, the lens is closer to the bottom of the building and far away from its top, which makes the bottom looks huge and impressing than they really are whereas the tops feel more like dots since they are far away from us and look even smaller and further away. Thus, from a human’s perspective, a building from bottom to top is getting narrower and the outline of a building seems like slanting. If using the wide-angle lens to take a photo or using ultra-wide-angle, no matter what kind of building, they cannot escape from appearing distorted in the photo. The building looks like falling is because of the distortion. Distortion, edge flaring, ghost shadows are common phenomena while using the ultra-wide-angle lenses, which can’t be easily solved by algorithms. Therefore, ultra-wide-angle lenses are best for shooting landscapes but not for buildings.

Are the slanting buildings in pictures inherently bad? The answer is: it depends. The slanting buildings prove to what we see from the human eye level, which has a more compelling visual effect and is in line with reality. We will make specific analysis according to different projects and the needs of our clients. AIMIR has worked with many clients for the past decade. International Architectural Design Competition of T102-0317 Parcel Project of Shenzhen Qianhai, China

1.Project Background /Positioning

Qianhai Financial Holdings Co., Ltd. is a wholly state-owned financial vehicle established by Qianhai Administration. Century Securities Co., Ltd. is an all-round securities company operating nationwide, with complete business licenses. They are the joint owners of this project. This project is a 5A Grade A office building held for lease (partly owner-occupied) to financial organizations as their headquarter. This project aims to become a financial icon in the Greater Bay Area and a classic financial tower in Qianhai. Tenants of the project will come from financial industry, namely those Fortune 500 or leading financial institutions, enterprises, who would have set up headquarters or offices in Qianhai, including local financial organizations in Shenzhen looking for an upgrade, or those seeking a new foothold in Shenzhen. Specific area focuses are funds, securities & futures, insurance, asset management, etc.

2. Project location

Qianwan is one of the three zones in Qianhai located in the middle part, the other two being Guiwan to its north and Mawan to its south. According to upper level plans, Qianwan is the “modern Hong Kong industrial city”, an integrated zone with composite functions/programs. It shall focus on technology and information service industries, while also serve as an extension of Guiwan by providing public services such as sports, education, healthcare, etc. The project is located in Qianwan Zone T102-0317 parcel in Nanshan district in Shenzhen, at the junction between Tinghai Avenue and Qianwan 2 RD., close to Qianwan and Menghai metro stations.

3.Project Scale

The above grade building floor area is 93700m2. The office building is 82000m2 and the commercial building above ground is 8000m2. Underground commercial building area 3700 m2. Building height restriction is 220 m. Main functions include office, commercial and underground parking lot. The total invest of the project will be about RMB 4.856 billion, including the land price. The construction period will be 5 year.

Work Content

1.Work scope at the bidding stage includes but not limited to:

Architectural Concept Design, Master planning design, Conceptual landscape design,Conceptual interior design(important area), and other work contents stipulated in the Design Brief.

2.Work Scope of the bid winner but not limited to:

Deepening stage of conceptual architectural design, architectural scheme design, architectural design development, design development of the architectural elevation, performing construction documentation review, construction administration, provision of design technical disclosure, review and cooperation with the special designs of other disciplines (including but not limited to the followings: landscape design, lighting design, and interior design, etc.), responsible and cooperation with the SD approval and other work contents stipulated in the Tender Document.

Registration Requirements

1.This tender is open to all and has no qualification requirements. Domestic and overseas design organizations with relevant design experience may sign up and participate. This project will accept application from any consortium.

2.Designers whom is involved in the bidding shall be registered personnel of the bidders, and the principal designer(s) must directly participate in the whole bidding process. There shall be at least one person who understands Chinese among the project team in order to guarantee an accurate understanding of the Chinese contextual background and relevant requirements.

3. Bidders shall provide the prequalification application documents as required by the Tender Document.

WORK RULES

The tender process will be divided into Pre-qualification, Concept Design Competition and Winner Deciding stages. 

1.Pre-qualification

1) The tenderee will set up a pre-qualification review committee according to law, which will consist of seven experts.

2) The prequalification committee will select six bidders to enter the second stage of design competition according to the bidders’ prequalification application documents such as qualifications, relevant experiences, proposed team (refer to V. Composition of Prequalification Application Documents), and conceptual proposal and also select two bidders on the waitlist (ranked in order). If any of the 6 withdraw from the second stage of the competition, a bidder from the waitlist will be selected as a replacement per sequential order.

2.Concept Design Competition

1) The tenderee will set up the scheme review committee according to law, of which the members shall include 7 domestic and overseas experts.

2) Bidders shall submit deliverables as required by the Design Brief, and the scheme review committee will review and select the top 3 without ranking through open ballot.

3.Winner Deciding

A bid selection committee shall be established by the tenderee to determine the winner from the 3 candidates recommended by the scheme review committee.

4.Tendering Schedule

The upper limit of the total design fee of this project is temporarily set to be RMB 30 million. The design scope includes but not limited to:

The conceptual architectural design and the relevant master planning; the conceptual interior design of important area; the conceptual landscape design, and other work contents stipulated in the Design Brief.
