AIMIR’s long-term partner Truman worked with NORR, bringing this amazing structure IMPERIA in the 3rd World’s Most Liveable City, Calgary. As an Alberta based developer and builder, Truman is devoted to building a better Calgary delivering residences, retails, offices, and industrial spaces to this vibrant Canadian city. To breathe life into the design, our ArchViz studio collaborated with Truman team and used real estate rendering services to get solid marketing ideas.
This time, our CGI team created 11 visuals and 1 panorama view. As powerful materials, they are used in marketing this real estate before it’s built including brochure, website, presentation, and other sale pitches. They are the boosters in advertising these apartments.
Why Real Estate Use 3D Rendering Services?

Exterior Rendering process for Real Estate
In order to create the most accurate and client-desired CG images, we needed to learn the project brief before everything started. This process commenced with in-depth discussions between the developer, the architects, and our rendering team. In the kick-off meeting, detailed blueprints and design concepts were analyzed to understand the apartment’s layout, materials, lighting, and overall ambiance.
IMPERIA will be a 27-story exquisite apartment with 273 units and on-site amenities including outdoor patio, a gym, a pet spa, BBQ area, bars, a theater room, and golf lounge. It’s located in the center of downtown Calgary, Canada, on the premier corner of 11th Avenue and 4th Street SW. And the architecture features bold and distinct style, with black and silver glasses with no capping and steel structure.
Understanding the scope of work is also vital for a 3D rendering project. This time, Truman needed:
- Three aerial views to show the structure’s surrounding context;
- One panorama view to demonstrate the complete ambiance;
- Six views from various directions to give the building a comprehensive view;
- Two close-up views of the entrance / ground level.
After receiving four high-res professional drone photos, we would use them for the three aerial views and the panorama for photomontaging the surrounding environment. As for the rest, our client was happy to go for 3D modeling since there are not many neighbor buildings to show in the scenes.
Creating 3D Scenes & Camera Placement
The NORR team created a SketchUp model which saved us plenty of time. In the meantime, we studied other design files such as the floor plan and elevation plans. Using 3Ds Max, a virtual framework of the apartment was constructed. During this stage, part of the materials were attached.
The 3D model serves as the foundation for subsequent layers, capturing the layout and spatial dimensions. Therefore, it is vital for the clients to confirm the 3D model. As you may realize, it will take unexpected time and money to conduct revisions once commencing the following procedures. Thus, it’s our responsibility to make sure the 3D model is confirmed.
Meanwhile, the camera angle suggestions were shared to our client. Our veteran 3D artists strategically positioned virtual cameras to capture the apartment from various angles. Here, the key was to showcase its best features and vistas. Because these visuals will be used for marketing and advertising, we wanted these views to accentuate the architecture’s unique selling points when selecting the camera angles. After selecting, they confirmed all 12 views.
Texturing, Lighting, Rendering, and Post-production
The key of the photorealistic virtual apartment lies in this stage. Experienced rendering professionals carefully selected the accurate textures and materials and rendered them with maximum reality.
This was the stage where the moods were determined. It is always good to decide what atmosphere to use for the view. If there are more than one view, please make the decision for each of them. The tricky thing is that you can actually choose more than one mood for one view. Thanks to the flexibility of 3D rendering services, it is not difficult to change the mood of an image.
Of course, these colored drafts got some comments from our client. They’re generally happy with the drafts, but there were still a couple of minor issues they hoped to fix. For example, they wanted to change the color of steel structure to show more detail, and loved to have wet roads to make the scenes more story-telling.
Just as stated above, Truman team wanted to have multiple moods for some views. This is quite common because it is always nice to be prepared when organizing marketing campaigns. The marketing specialists can create visual-compelling advertising materials with these images.
According to the references our client shared, our 3D specialists created various versions for the following 8 views. Most of them are gloomy and help convey supremacy of instilling feelings of power of the architecture.

It is not true to say our team doesn’t love non-commissioned works. Our creative 3D team occasionally get their inspiration fly high, and this project is one of them. Just after the final delivery, our 3D artists created a non-commissioned work. In this visual, we used similar camera angle but redid the landscape.
