The land parcel for this project is B405-0266, with the total land area of 11,455.52 square meters and land use M0 (New industrial land). Our planning area is mainly surrounded by industrial and residential areas. The industrial land adjacent to the north includes Vanke building, Meishi factory, Vpower escort, Yunzhong building, etc. On the opposite, the south side of the industrial land is basically for the automobile service industry, with Intown shopping mall, INJOY shopping center, Haikang building, etc. located in commercial land. Moreover, the residential area is with the dense living atmosphere.
This project is located in Shenzhen pivotal zone for development, Meilin-Caitian district, the northwest side of Kaifeng road and Meihua road’s intersection, bounded by urban major trunk road, Meilin road, in the north and Kaifeng road as the urban secondary trunk road in the east. The south march with Beihuan Boulevard which is regarded as the urban expressway. This project enjoys superior traffic location advantages not only with the short distance of 2.5km to the central area of Futian, and 6km to Shenzhen North Railway Station, but also with the location at the junction of Rail Line 4 and 9, within the 500-meter radiation range of Shangmeilin Railway Station.
The architectural scheme of the project will be determined through this bidding. The bid winner will be responsible for the architectural design within the project red line,( in-depth design, the preliminary expansion design of the building façade and the cooperation with the application for construction). Moreover, take responsibility for landscape design and interior concept design of major public space. The main architect must be responsible for the building’s final construction result, participating in the coordination and control of the entire process, including the review and control of the scheme result involved in each consultant’s work, the construction operation, the review and control of the onsite effect.
1）The competition will be open to the public. Independent registered companies with relevant design experiences can also register for it. Joint design participation is allowed; however, the member of the joint design group can’t apply for the competition alone or join the other team. Individual applications or individual combinations would not be accepted.
2）Teams with relative design experience will take precedence.
3）The designer participating in this competition should be registered personnel of the company, the chief designer shall be a person who has presided over abundant projects of the same type, also, directly participate in the entire process of the competition. If you are an overseas organization, in order to ensure the project designers have a good understanding of the background and related requirements in China, the project team should have at least one person who speaks fluently Chinese.
4）Applicants should submit the prequalification documents in accordance within the Competition Conditions.
Stage 1: Qualification Review
1）The government department in charge will set up the Qualification jury accordingly. The jury will review the applicants’ company qualifications, achievements, design team, work scheme and concept proposal (Analysis of the relationship between the site and surrounding environment) and other prequalification documents. The jury will select 5 name listed competitors for Stage 2, and 2 alternatives (in order) who will enter the competition in order if any of the 5 competitors quit.
2）The 5 names listed competitors should submit the Participation Confirmation Letter on time.
3）After submitting the Participation Confirmation Letter, if any competitor has withdrawn eventually due to non-force majeure, the organizers have the right to refuse their participation in any other project.
Stage 2: Scheme Design & Review
1）The 5 names listed competitors should submit the deliverables according to the design brief for the scheme review jury to review.
2）The scheme review jury will select the top 1 as bidding scheme among the 5 name listed competitors through an open vote and provide advice for optimization.
3）Each competitor can submit one scheme only.
4）If the first place gives up the qualification of winning the bid, the second design agency will replace it in turn.
The second place will get CNY 600,000 as bonus, the third place will get CNY 400,000. The fourth and fifth place will get CNY 200,000 as compensation.
The scheme design fee of this project provides an offer of CNY 10million in total tentatively（Float does not exceed 10%）.
The final winner will be awarded of the contract, covering the scheme design in line with the building setback restriction (in-depth design, the preliminary expansion design of the building façade, and the cooperation with the application for construction ), scheme design of landscape together with the interior conceptual design of main public space. The chief architect must be responsible for the building’s final construction result, participating in the coordination and control of the entire process, including the review and control of the scheme result involved in each consultant’s work, the construction cooperation, the review and control of the on-site effect.
