This time, our valued partner, the talented ODP Architecture & Design, designed a 42-story residential project at 1775 Biscayne Boulevard in Edgewater, Miami. The development will feature 544 premium apartments, 50,000 square feet of amenities, 628 parking spots, and more than10,000 square feet of ground-floor retail space. The submission to Miami Urban Development Review Board (UDRB) included photorealistic apartment rendering that illustrate this future tower.

This case study will walk you through how our 3D team created 9 breathtaking 3D exterior renders for this impressive development. We will also highlight our 3D rendering process with ODP’s design details included.

 


3D Rendering for 1775 Biscayne, Miami

 


– Initial Consultation & Planning

As soon as we received the consultation email, we assembled our team with project manager and 3D artists for this project. Understanding the architects’ vision was crucial for us to accurately represent the project’s aesthetic and functional aspects. During the kick-off meeting, we discussed the architectural details, materials, lighting, and the overall atmosphere they wanted to convey through the renders.

Furthermore, we reviewed the brief including models, material boards, and camera angles provided by the architects. This step ensured we had a clear understanding of the project’s scope and design intent. Additionally, we aligned our rendering goals with the project’s objectives, ensuring the final images would effectively persuade the juries in UDRB as well as investors and potential residents.


– 3D Modeling

Once we had a comprehensive understanding of the project, we moved on to the 3D modeling stage. Our team used 3ds Max to create detailed 3D models of 1775 Biscayne. Although a rough 3D model was received, our 3D modeler still meticulously checked every element and refined the design details, from the building’s structure to the surrounding landscape. This step is critical because a well-crafted 3D model serves as the foundation for realistic and compelling renders. During the modeling process, the architect confirmed the camera angles as well. They wanted to show more of the street, so we zoom in the camera to include more views.

– Texturing & Material Application

After the 3D model was confirmed, we proceeded with texturing and material application. This stage involves assigning realistic textures and materials to the 3D model. For 1775 Biscayne, we used high-resolution textures to replicate the materials specified by the design team, such as glass, concrete, and metal finishes. Since ODP and we have been collaborating a long time, we proceeded with lighting and rendering in order to save time.

 

– Lighting & Rendering

Lighting plays a crucial role in creating stunning 3D renders. For 1775 Biscayne, we carefully set up the lighting to highlight the building’s architectural features and create an inviting atmosphere. We used a combination of natural and artificial lighting to achieve the desired effect. Meanwhile, based on the reference images, our 3D artists adjust the lighting to create a similar atmosphere. For this project, the architects wanted all views warm and calming.

When everything in place, the 3D specialists moved on to the rendering phase. This process involved generating multiple render passes and combining them to create the final images. – Adding Final Touches & Minor Adjustment

Post-production is the final step where we enhance the renders with subtle adjustments to color, contrast, and sharpness. Also, environmental elements were added based on the scene, such as landscaping, vehicles, and people. These adjustments bring the scenes to life and create a realistic context for the building. At the same time, any comments collected from the architects were applied. When all done, the complete process of apartment rendering was finished, and the final deliverables were ready!


– Final Delivery

The result of our efforts was none stunning 3D exterior renders that accurately represented the vision of 1775 Biscayne. These images were used for getting the approval from Miami Urban Development Review Board (UDRB). And the final images are as below:

Plan Change

Half year later, ODP emailed us mentioning the change of plan for 1775 Biscayne. They were looking for another round of 3D visuals with same or similar camera angles. In the new plan, the architect applied some changes to the façade and roof. A clear comparison of previous plan and new plan is as below:

Construction of 1775 Biscayne will begin in the second quarter of 2024, and the estimated completion is 2026.
