In order to market a new large community, the real estate professionals need 3D rendering and animation. This is the reason Dean found us in the first place. He is working on a large development project in Montana, and would like 3D visuals to help elevate the work and articulate the vision.

Situated along a creek, Cameron Crossing Community will be a new large community development in Bozeman, Montana, USA. This future community features more than 259 houses, a basketball and tennis court, a park and a dog park, and other amenities. With a great view of the Gallatin Valley, this community has a splendid environment living in.

Scope of Work

 

As the first step of starting a project, we always want to know our client’s vision and what he or she wants from us. For this project, Dean wants to use 3D renderings to presell real estate. To be more specific, his team will build a website using the architectural visualization works to marketing this place.

Generally, Dean is looking for:

  • Home renderings for each type of house design. There are seven different house plans, so there will be seven 3D images for each of them;
  • A masterplan to demonstrate the whole site;
  • Four aerial views to showcase the community from four angles;
  • A 2D masterplan. This is to show the basic information of the development.

 

 

Brief for Community 3D rendering

 

To help us understand the vision and create realistic images and animation, Dean sent a detailed brief:

  • The site plan;
  • Camera angles;
  • Floor plans for each home;
  • Elevations for each home;
  • Material board;
  • Landscape plan.

The first thing we did was to sort these files, go through them, and ask any questions relating to 3D rendering production. When we got the answers, it was time to start the project!

 

Exterior and Aerial 3D Rendering Process for Community

 

#1. 3D Modeling

 

Based on the information and files we’ve got, there were a great load of work to do.

First, we needed to build 7 models for different houses. The good news is that a couple of houses share a similar design. Dean had carefully marked the differences in the CAD plan. At the same time, he had summarized all 7 houses’ features for our 3D modelers to learn from.

The second step was about building 3D models for the whole community. To get the most realistic view for this project, our 3D artists studies the geographical conditions, surrounding context, and landscape features of local site. As a result, we built 3D models for the whole community.

Dean’s team quickly reviewed these model drafts and got back promptly. In this stage, only the models and camera angles need to be confirmed. After revision, some images were confirmed on the spot, while others needed a few more adjustments based on Dean’s comments. Meanwhile, he also marked some of the spot that needed to be paid attention on the low-res model drafts for future references.

#2. Materials, Textures, Lighting, Rendering & Post-work

 

We decided to create the final draft for our client all at once. In particular, our 3D artists added photorealistic materials and textures on all objects based on the material plan. At the same time, we adjusted the lighting to make it consistent and natural after rendering. Also, as this is a large community, we added various kinds of people in the scene to emphasize the function of amenities. For example, we created a dynamic scene in the dog park with people walking or playing with their dogs.

After receiving the colored drafts, Dean’s team reviewed all images and came back with their comments:

Our 3D team received the comments and worked on them immediately. And then we shared the revised draft again. This time, Dean said these renderings were ready to finalize!

 

#3. Final Delivery of High-res 3D Renderings

 

Per Dean’s request, we output the final images in full HD resolution. That is:

  • 6K for aerial views;
  • 5K for home renderings.

Normally, we deliver exterior renderings in 5K and interior renderings in 4K. However, any special requests are acceptable when starting the project.
